We are buying a 2 bedroom apartment in Hackney with a mortgage from Paragon Mortgages. We have a lawyer but Paragon Mortgages says she’s not on their "panel". We have to appoint one of the Paragon Mortgages panel solicitors or keep our solicitor and pay for one of their panel ones to represent them. We feel as though this is unjust; is there anything we can do?
No, not really. The mortgage offered to you is subject to its terms and conditions, one of which will be that lawyers will on the Paragon Mortgages conveyancing panel. Until recently, most lenders had large numbers of law firms on their panels: a borrower could choose one for themselves, as long as it was on the lender's panel. The lender would then simply instruct the borrower's lawyers to act for the lender, too. You can use your lender's panel lawyers or you could borrow from another lender which does not restrict your choice. A further alternative is for your lawyer to apply to be on the conveyancing panel for Paragon Mortgages
Can you clarify something for me?. My lawyer is not to blame but, the conveyancing for my house purchase has been going on for months. The Local Authority Search from Paragon Mortgages was date stamped random date and we have agreed a date for me to move into the property on 6. My lawyer informs me that as she is on the Paragon Mortgages conveyancing panel she needs to redo the searches as they are no longer valid.
A precondition to being on the Paragon Mortgages approved panel is to comply with the CML Handbook requirements (last updated for this lender on Paragon Mortgages)which specifies that a local authority search be not more than 6 months old. You should nevertheless ask your lawyer to check whether something called ‘search validation’ indemnity insurance is acceptable to Paragon Mortgages.

Unfortunately it’s not apparent why you need a Paragon Mortgages panel solicitor but in any event, if you can not find one on our search tool you will need to speak directly to Paragon Mortgages to find out which solicitors in Paragon Mortgages are on their panel. I am considering applying for a Paragon Mortgages mortgage for purchase of a new build (under development) with 65 per cent loan to value. Is it compulsory to choose a solicitor on the conveyancing panel for Paragon Mortgages?
In theory, you could use a solicitor that is not on Paragon Mortgages conveyancing panel, but Paragon Mortgages would require one of their panel solicitors to be instructed to act in their interests, and you'd have to pay for this - so most people instruct a panel solicitor. It's also easier, as otherwise you'd have to deal with two solicitors for the same transaction.
When it comes to mortgage companies such as Paragon Mortgages do solicitors have to be pay a fee to be on the conveyancing panel?
We are not aware of any lender fees to be on their panel although some do charge an administration charge to deal with the processing of the conveyancing panel application.
Is there a list of Paragon Mortgages panel solicitors on the CML Handbook Website?
No. There is no such tool on the Council of Mortgage Lenders or Building Society Association websites. Very few lenders make their panel listings available online.
I have not been happy with the level or service received from my lawyer. Is there a Paragon Mortgages conveyancing panel complaints department or do I complain directly to the law firm?
Complaining to Paragon Mortgages about their conveyancing panel is unlikely to yield much of a response. Every solicitor firm and conveyancer must have a complaints procedure. You can get information from the solicitor’s or conveyancer’s website or ask at their office. They must tell you about it if you ask.

The Legal Ombudsman will make sure that your complaint is properly dealt with by the solicitor. It can also advise you how to complain.
