I am buying a newly constructed flat and my solicitor is informing me that she has to disclose incentives from the developer as her practice is on the DB UK Bank conveyancing panel. I am nearing the developer’s deadline to exchange contracts and I have no desire to prolong deal. Is my lawyer right?
You should not exchange unless you have advised to do so by your lawyer. A precondition to being on the DB UK Bank approved panel is to comply with the CML Handbook requirements (last updated for this lender on DB UK Bank). The CML Conveyancing Handbook requires that your lawyer have the appropriate Disclosure of Incentive form completed by the developer and accepted by your lender.

The firm that I appointed last week on my purchase in Hendon has suddenly closed. I chose them because I needed a firm on the DB UK Bank conveyancing panel and my family lawyer was not. I gave them a cheque for £150 in advance. What should be my next steps?
Assuming that you have an Estate Agent in the equation then inform them straight away so that they can let the sellers know that there may be a slight delay due to reasons beyond your control. Hopefully they will be sympathetic and urge their lawyer to send a new set of papers to your new solicitors. You should appoint new lawyers that are on the DB UK Bank conveyancing panel and notify the lender. If you have paid over any money it will hopefully be held by the SRA as money in an intervened firm's bank accounts is transferred to the SRA. I'm at the point of looking at apartments and now considering a potential offer. Is it premature to have a solicitor in place? I intend to finance via a mortgage with DB UK Bank
It would be sensible to have your start your search soon rather than later. Once you decide who you want to use and once your offer is accepted you can instruct them to work for you and pass their details on the the EA. As you are getting a mortgage with DB UK Bank , ask your prospective lawyers check they are on the DB UK Bank conveyancing panel otherwise they can't do the mortgage legal work.
I am selling my house. I had a double glazing fitted in month 7 but did not receive a FENSA certificate or Building Regulation Certificate. My buyer's mortgage company, DB UK Bank are being problematic. The solicitor who is on the DB UK Bank conveyancing panel is saying indemnity insurance will be fine but DB UK Bank are requiring a building regulation certificate. Why do DB UK Bank have a conveyancing panel of they don’t accept advice from them?
It is probably the case that DB UK Bank have referred the matter to their valuer. The reason why DB UK Bank may not want to accept indemnity insurance is because it does not give them any reassurance that the double glazing correctly and safely installed. It merely protects against enforcement action which is very unlikely anyway.
DB UK Bank have agreed my mortgage in principle, my offer on house has been accepted, now what?
The estate agent will want to know who your solicitors are (make sure these solicitors are on the lenders panel). Call up DB UK Bank or your broker and complete any relevant paperwork. DB UK Bank will tell you what documents they want. DB UK Bank will instruct a valuer. The valuer will get in touch with the estate agent or seller to book an appointment. Once conducted (assuming no problems) it takes about week to get a mortgage offer. DB UK Bank will issue the offer to you and your lawyer. The transaction will then take it’s course according the nature and complexity of the conveyancing.
