I am obtaining a mortgage with DB UK Bank. I hope to enlist the help of a Licensed Conveyancer. Does the DB UK Bank Solicitor panel exclude conveyancers regulated by the CLC
DB UK Bank’s conveyancing panel is, like many other lenders represented by the Council or Mortgage Lenders or Building Society Association, open to Licensed Conveyancers regulated by the Council of Licensed Conveyancers.
Much to my surprise my conveyancer has informed me that he requires personal identification documents stating that this is part of his obligations as a conveyancer on the DB UK Bank Conveyancing panel. Can this be correct?
Due to Money Laundering Regulations your conveyancing lawyer is duty bound to confirm positively your identification when entering into a business relationship with you. It is a criminal offense if your lawyer not do this. If you do not provide ID early in the transaction the solicitor must refuse to act for you. It’s unlikely a lawyer will turn you away if you come to the first meeting without relevant ID but you will have to produce it at some point so you might as well bring it with you to the initial meeting so the lawyer can tick the ID verification box and start sorting out the conveyancing straight away. If you are getting a mortgage with DB UK Bank your lawyer also has to check ID documents to satisfy DB UK Bank

We do not recommend specific firms as the right firm for you depends on where your priorities lie. For example you may require a local firm with local knowledge or you might be looking for the low cost conveyancing. We recommend that you speak to 3 or 4 lawyers listed before you make your choice..
I am considering applying for a DB UK Bank mortgage for purchase of a new build (under development) with 70% LTV. Is it compulsory to choose a solicitor on the conveyancing panel for DB UK Bank?
In theory, you could use a solicitor that is not on DB UK Bank conveyancing panel, but DB UK Bank would require one of their panel solicitors to be instructed to act in their interests, and you'd have to pay for this - so most people instruct a panel solicitor. It's also easier, as otherwise you'd have to deal with two solicitors for the same conveyancing matter.
I previously instructed online conveyancers located in Bristol who are on the DB UK Bank solicitor panel. They have just invoiced me a separate fee of £175 for dealing with the DB UK Bank mortgage. Is this a supplemental conveyancing fee specified by DB UK Bank?
Unfortunately, as long as it is in their Terms and Conditions or Quote then yes your solicitors can charge a fee for this. This fee is not set by DB UK Bank but by your lawyers. Some firms on the DB UK Bank will charge an ‘acting for lender’ fee and others do not.
DB UK Bank have agreed my mortgage in principle, my offer on house has been accepted, now what?
The estate agent will want to know who your solicitors are (make sure these solicitors are on the lenders panel). Call up DB UK Bank or your broker and complete any relevant paperwork. DB UK Bank will tell you what documents they want. DB UK Bank will instruct a valuer. The valuer will get in touch with the estate agent or seller to book an appointment. Once conducted (assuming no problems) it takes about week to get a mortgage offer. DB UK Bank will issue the offer to you and your lawyer. The transaction will then take it’s course according the nature and complexity of the conveyancing.
My offer on house has been accepted, the seller does however have a dependent purchase. The vendors have offered on somewhere, but not been accepted yet, and have viewings of other properties booked. My conveyancing solicitor has been instructed. What do I do now? At what point should I appy for the mortgage with DB UK Bank?
It is usual to have concerns where there is a chain as you are unlikely to want to be too out of pocket too early (mortgage application is approx £1k, then survey/valuation, conveyancing search costs, etc). First you should check that your solicitor is on the DB UK Bank conveyancing panel. As to the next stages this very much depends on the circumstances of your case, desire for this property and on the state of the market. In a hot mortgage some buyers would pally for the mortgage with DB UK Bank and pay for the valuation and only if it comes back ok would they pay their solicitor to press on with searches.
