All property lawyers on the Bluestone Mortgages conveyancing panel would need to check that the following risks are covered fire; lightning; aircraft; explosion; earthquake; storm; flood; escape of water or oil; riot; malicious damage; theft or attempted theft; falling trees and branches and aerials; subsidence; heave;landslip;collision;accidental damage to underground services;professional fees, demolition and site clearance costs; and public liability to anyone else. Not all firms are yet listed on our lender panel search tool which is still relatively new. Law firms are listing on a daily basis and it is probably the case that your lawyer is on the Bluestone Mortgages conveyancing lawyer and you should probably take them at their word. Please do feel free to suggest that they completing their listing on our site as it would only cost them £1 a month to list themselves as being on the Bluestone Mortgages solicitor panel.

In theory, you could use a solicitor that is not on Bluestone Mortgages conveyancing panel, but Bluestone Mortgages would require one of their panel solicitors to be instructed to act in their interests, and you'd have to pay for this - so most people instruct a panel solicitor. It's also easier, as otherwise you'd have to deal with two solicitors for the same transaction.

If you are getting a mortgage with Bluestone Mortgages involved you will need to appoint a solicitor on the Bluestone Mortgages conveyancing panel. We would not encourage you to both use the same solicitors' firm. There are clear conflict of interest issues and it's not going to make a huge difference to the speed of the overall process. So as not to hold things us you should pass on your solicitors details to Bluestone Mortgages. I have today made my last payment due on mortgage with Bluestone Mortgages. I assume I don't need a solicitor on the Bluestone Mortgages panel to remove the mortgage at the Land Registry. Please confirm
If you have finished paying off your Bluestone Mortgages mortgage they may send you evidence showing that you have paid it off. Alternatively they may notify the Land Registry directly. The Land Registry need to see this evidence before they will remove the Bluestone Mortgages mortgage from the register. Bluestone Mortgages,and any evidence they send you, will determine the action you need to take. In cases where no conveyancer is acting for you and you have paid off your mortgage:

I have a mortgage with Bluestone Mortgages. My uncle has just retired and wants to pay off my mortgage. After Bluestone Mortgages is paid, I want to transfer the property to my mother's name; How long will it roughly take? Do we need two separate solicitors on the Bluestone Mortgages conveyancing panel? I do not intend to live at the property once the Bluestone Mortgages mortgage is discharged.

will need a solicitor but they need not be on the Bluestone Mortgages conveyancing panel.
You will need a solicitor to draw up the transfer and
to deal with the Land Registry formalities. The only thing you need to
consider is that by selling at an undervalue so ask your lawyer about
the implications. There could be an inheritance tax issue if you die
within 7 years of this. As the property is your main residence you need
not pay CGT but you should speak with your accountants in any event.
