My financial adviser has asked me for my lawyer’ panel reference for the Britannia conveyancing panel. Can you suggest how I find this out. I have e-mailed my local Britannia office but they have not responded to me.

Your lawyer being on the Britannia conveyancing panel is duty bound to inform Britannia of any changes to the purchase price. If you were to refuse your lawyers to disclose the reduction to Britannia then they would have to discontinue acting for you and Britannia.

It very much depends from lender to lender but many of the Terms and Conditions of Conveyancing Panel Appointment require the file to be held for a period of 6 years. That being said we have not seen a copy of the Britannia Conveyancing Panel Terms. It might be worth you contacting Britannia directly.
Why might a lender such as Britannia withdraw a mortgage offer?
Banks and Building Societies such as Britannia can withdraw their mortgage offer although this is unusual. If Britannia withdraw their offer they may or may not inform you or the lawyer as to the reasons why. There are many potential reasons but here are 5 examples:
  • Britannia may amend or withdraw an offer if the Britannia conveyancing panel solicitor is unable to confirm compliance with any of the conditions of the mortgage offer or if any of the terms of the mortgage offer cannot be satisfied
  • If the financial circumstances of the borrower have changed to the detriment and the Britannia has been notified
  • If the borrower informs Britannia of a change in the loan amount agreed
  • Where the purchase price and borrowers direct contribution differ to details on the mortgage application form completed by the borrower
  • Where the sale is not at arms length for value to unconnected persons
I have decided to exercise my right to buy my property off the council. I have a mortgage agreed with Britannia. Conveyancing is not something I have any knowledge of. Can I proceed without a solicitor easily? I think we can but we keep being told I should use one. Any advice?
It is not advisable proceed with a house purchase without a solicitor. The council's solicitor are not acting for you. You need a solicitor for a number reasons. One of which is to verify what plans the Council have for repairs and refurbishment for the next five years. Many leaseholders have been stung for contributions of thousands of pounds. In any event if you are getting a mortgage with Britannia you will need to appoint a solicitor on the Britannia conveyancing panel.
Britannia have agreed my mortgage in principle, my offer on house has been accepted, now what?
The estate agent will want to know who your solicitors are (make sure these solicitors are on the lenders panel). Call up Britannia or your broker and complete any relevant paperwork. Britannia will tell you what documents they want. Britannia will instruct a valuer. The valuer will get in touch with the estate agent or seller to book an appointment. Once conducted (assuming no problems) it takes about week to get a mortgage offer. Britannia will issue the offer to you and your lawyer. The transaction will then take it’s course according the nature and complexity of the conveyancing.
