Law firms are listing on a daily basis and it is probably the case that your lawyer is on the New Life Mortgages conveyancing lawyer and you should probably take them at their word. In what circumstances might New Life Mortgages amend or withdraw their mortgage offer?
Lenders such as New Life Mortgages can revoke their mortgage offer although this rarely happens. If New Life Mortgages withdraw their offer they may or may not inform you or the lawyer as to the reasons why. There are many potential reasons but here are a few examples:

  • Where the sale is not at arms length for value to unconnected persons
  • If the lender reasonably suspects that the applicant, borrower, mortgagor or guarantor is involved in any criminal or fraudulent activity, including trading in illegal drugs or other substances, theft, robbery, deception or other serious offences, or if the applicant borrower, mortgagor or guarantor has a conviction for any serious criminal offence, including theft, deception, fraud, robbery or trade in illegal drugs or other substances;
  • If the solicitor on the New Life Mortgages conveyancing panel acting for the applicant, borrower, mortgagor or guarantor cannot comply with New Life Mortgages ‘s instructions
I recently had an offer accepted on an apartment. My mortgage broker suggested a solicitor I paid an upfront payment of 150. Soon after the conveyancers contacted me to say that they were not on the New Life Mortgages conveyancing panel. Am I right in thinking that I should be due a refund?
You should be able to recover this from the law firm if they were not on the New Life Mortgages panel. They should have asked at the outset which lender you were obtaining a mortgage with. An important lesson to readers of this site is to check that the lawyers are on the appropriate lender panel.
