Precise Mortgages conveyancing requirements for their panel are no better or no more complicated than most lenders. It is the case now the CML Handbook, the "bible" used by solicitors to establish lender requirements, is different for each lender. It is not clear if your lawyer is on the Precise Mortgages conveyancing panel. If they are not, this does add further risk of delay as Precise Mortgages will appoint their own solicitors to look after their interest.
can you help? My conveyancer is assuring me that he is legally obliged to apply for a Local Authority search stemming from the fact that the firm are on the Precise Mortgages approved lawyer panel. Do I not have a choice here?
Unfortunately both you and your lawyer have little choice here. Given that you are taking out a loan with Precise Mortgages your lawyer has to comply with their conditions as set out in their version of the CML Conveyancing Handbook. Your lawyer would have previously signed the Terms and Conditions of Precise Mortgages’s conveyancing panel appointment which obliges them to follow the CML Handbook requirements last updated Precise Mortgages. even if you were a cash buyer you would be ill advised not to carry out a local authority search.
I have been Googling for conveyancing quotes online. Can I be sure that all the firms that are identified on your directory are on the Precise Mortgages conveyancing panel?
The solicitor and licensed conveyancing practices on our directory have advised us that they are on the Precise Mortgages panel and agreed to advise us to take down their listing in the event of removal off of the Precise Mortgages panel. To date we have not been informed by either a mortgage company or a member of the public that the data about a specific firm being on the Precise Mortgages conveyancing panel is not accurate.

Ordinarily, even if your lawyer is not on the Precise Mortgages conveyancing panel they can still act for you on your sale. it might be that the lender will not release the original deeds (if applicable and increasingly irrelevant) until after the mortgage is paid off. You should speak to your lawyer directly before you start the process though to ensure that there is no problem as lenders are changing their requirements fairly frequently at the moment.

No. There is no such tool on the Council of Mortgage Lenders or Building Society Association websites. Very few lenders make their panel listings available online.

The estate agent recommended two local firms so I asked Precise Mortgages if the 2 suggested solicitors are approved, which they are not. Ask Precise Mortgages for conveyancing panel firms in your area. Most banks have lawyers on their panel throughout the UK. You can also use our search tool at the top of this page to search for a lawyer on the Precise Mortgages conveyancing panel based on location. If you particularly like the sound of one of the local lawyers that you have spoken to ask them if they would go onto Precise Mortgages conveyancing panel as it may only take about 2-3 weeks. Precise Mortgages will need an independent valuation of the property. Your lawyer will not arrange this. Usually Precise Mortgages will appoint their own surveyor to do this, and you will have to pay for it. Remember that this is a valuation for mortgage purposes and not a survey. You may wish to consider appointing your own surveyor to carry out a survey or prepare a home buyers report on the property. It is up to you to satisfy yourself that the property is structurally sound before you buy it. If the survey or report reveals that building work is needed, you should tell your solicitor. You may wish to renegotiate with the seller. or Your lawyer will not organise the survey but they may be able to put you in touch with a local one that they recommend. RICS offers a find a surveyor service (just google it) where you can search for a qualified surveyor by postcode. As you are getting a mortgage with Precise Mortgages you could contact your them to see if they have a list of approved surveyors.
