Metro Bank Solicitor Panel Example Support Desk Enquires

Is the fact that my conveyancer is not isted on the Metro Bank Solicitor panel that there is a problem with the standard of the firm’s conveyancing?
It would not be wise to jump to that conclusion. There are all sorts of perfectly reasonable explanations. A recent report by the solicitors regulator indicated 76% of law firms surveyed had been removed from at least one lender panel. The most common reasons for removal are: (1) lack of transactions (2) the lawyer is a sole practitioner (3) as part of the HSBC panel reduction (4) regulatory contact by SRA (5) accidental removal. If you are concerned you should simply call the firm and ask them why they are no longer on the approved list for Metro Bank.
We are approaching an exchange and my parents having sent the 10% deposit to my lawyer. I am now advised that as the deposit has not come from me my lawyer needs to disclose this to my lender Metro Bank. Apparently, being on the Metro Bank conveyancing panel and acting on their behalf he must inform Metro Bank if the balance of the mortgage advance is coming from anyone other than me. I disclosed to the bank about my parent’s contribution when I applied for the mortgage so is it really necessary for him to raise this?
Your lawyer is obliged to check with Metro Bank to make sure that they are aware that the balance of the purchase price is not from your own funds. Your solicitor can only report this to Metro Bank if you agree, failing which, your lawyer must cease to continue acting.
How up to date is your database of lawyers on the Metro Bank conveyancing panel? Do Metro Bank send you an updated list?
The firms themselves provide us confirmation that they are on the Metro Bank conveyancing panel as opposed to being supplied with a list from Metro Bank directly.
I was supposed to move into my first house last Thursday. My lawyer’s firm is on the Metro Bank conveyancing panel but has changed address 8 weeks ago and had not informed Metro Bank of their new address. Metro Bank has locked down the release of mortgage funds as the information from the solicitors isn't correct.
This is as unusual as it is unlucky. The majority of lender Terms of Conveyancing Panel Appointment specifically oblige the solicitor to inform the lender of an address change. Your solicitor needs to treat this with the utmost urgency. Do speak with or register your concern with the senior partner (assuming he or she is not your direct lawyer). Most lenders would be reasonable in this situation and expedite the resolution of this issue. It may be prudent to enlist the help of your local Metro Bank branch or your mortgage broker to see if they can help.
Two weeks ago we had a mortgage agreed in principle with Metro Bank. Solicitors have been instructed? How long does it take for Metro Bank to send the offer to our conveyancer
There is no definitive answer here. Have Metro Bank completed the valuation? Have you advised Metro Bank as your lawyers details and checked that your lawyer is on the Metro Bank conveyancing panel? It is not unusual for a mortgage offer to take a month to come through
My husband and I are in the process of looking at houses and am about to put in an offer. Is it premature to have a solicitor in place? I I am planning to take a home loan with Metro Bank
It would be sensible to have your start your search soon rather than later. After you have chosen your lawyer and once your offer is accepted you can instruct them to work for you and pass their details on the the EA. As you are getting a mortgage with Metro Bank , ask your prospective lawyers check they are on the Metro Bank conveyancing panel otherwise they can't do the mortgage legal work.
I can not work out if my mortgage offer requires a lease extension . I have telephoned Metro Bank on various occasions and was told they are content with the situation and they would lend. My solicitor - who is on the Metro Bank conveyancing panel- telephoned and was told not they would not lend in accordance with their CML Handbook minimum lease term requirements. Who do I believe?
Your lawyer has to follow the CML Handbook Part 2 requirements for Metro Bank. Unless your lawyer obtains specific confirmation in writing that Metro Bank will go ahead your lawyer has no choice but to refrain from exchanging contract and committing you to the purchase. We would suggest that you ask Metro Bank to contact your lawyer in writing confirming that they will accept the remaining number of years left on the lease.
