My lawyer is not listed on the Adam & Company International Approved Panel. Is it possible for me to retain my family solicitor notwithstanding that they are excluded from the Adam & Company International approved list?
The most common options here are as follows:
- Carry on with your existing solicitors but Adam & Company International will need to instruct a lawyer on the Adam & Company International conveyancing panel. This will result in additional cost and potential delay.
- Get a new solicitor to act in the purchase, obviously checking they are on the Adam & Company International conveyancing panel.
- Urge your lawyer to apply to join the Adam & Company International lender panel
My conveyancer has spotted a difference when comparing the information in Adam & Company International’s home valuation survey and what is in the legal papers for the property. My solicitor has advised that as he is on the Adam & Company International conveyancing panel he is obliged to check that the lender is happy with this discrepancy and is content go ahead. A precondition to being on the Adam & Company International approved panel is to comply with the CML Handbook requirements (last updated for this lender on Adam & Company International) which do require that your lawyer disclose any incorrect assumptions in the lender’s valuation report and the legal papers. Should you refuse to allow your lawyer to make the appropriate notification then your lawyer will have no choice but to discontinue acting for both parties.

A selection of banks and building societies now use the accreditation scheme as the starting point for Panel approval such as HSBC and Santander. The Law Society’s CQS membership however gives no guarantee to lender panel acceptance. That being said,the CML have indicated that it is likely to become a pre-requisite for firms wishing to remain on their approved list of firms.

No. There is no such tool on the Council of Mortgage Lenders or Building Society Association websites. Very few lenders make their panel listings available online.
I was told two weeks ago that my mortgage has been agreed
to by Adam & Company International. Is it usual for Adam & Company International to only issue the offer once my
solicitor is approved on their conveyancing panel?
Mortgage companies tend not to not issue an offer until they have details of a lawyer on their panel. It can take a few weeks for Adam & Company International to deal with your lawyers application to be on the Adam & Company International conveyancing panel. There's no guarantee that your solicitors will be accepted.
