My Conveyancer is not listed on the TSB Conveyancing Panel. Is it possible for me to retain my preferred solicitor notwithstanding that they are not on the TSB panel?
The most common options here are as follows:
  1. Carry on with your existing solicitors but TSB will need to instruct a lawyer on the TSB conveyancing panel. This will result in additional cost and potential delay.
  2. Get a new solicitor to act in the purchase, obviously checking they are on the TSB conveyancing panel.
  3. Convince your lawyer to do everything within their powers to join the TSB conveyancing panel
We are only a couple days away from an exchange and my mum and dad having transferred the 10% deposit to my lawyer. Your lawyer is obliged to check with TSB to make sure that they are aware that the balance of the purchase price is not from your own funds. Your solicitor can only report this to TSB if you agree, failing which, your lawyer must cease to continue acting.
I have been Googling for online conveyancing estimates. Can I be sure that all the law firms that are identified on your website are on the TSB conveyancing panel?

In theory, you could use a solicitor that is not on TSB conveyancing panel, but TSB would require one of their panel solicitors to be instructed to act in their interests, and you'd have to pay for this - so most people instruct a panel solicitor. It's also easier, as otherwise you'd have to deal with two solicitors for the same conveyancing matter.

As long as the conveyancer is on the TSB panel she or he must comply with the CML Handbook requirements for TSB. Unless your lawyer obtains specific confirmation in writing that TSB will go ahead your lawyer has no choice but to refrain from exchanging contract and committing you to the purchase. We would suggest that you ask TSB to contact your lawyer in writing confirming that they will accept the remaining number of years left on the lease.
After much negotiation I have agreed a price on an apartment. My financial adviser recommended their conveyancers I paid an upfront payment of 200. Soon after the conveyancers contacted me to say that they were not on the TSB conveyancing panel. Am I right in thinking that I should be due a refund?
You should be able to recover this from the law firm if they were not on the TSB panel. They should have asked at the outset which lender you were obtaining a mortgage with. An important lesson to readers of this site is to check that the lawyers are on the appropriate lender panel.
