Paratus AMC’s approved solicitor list is, like many other lenders represented by the CML or BSA, open to Licensed Conveyancers regulated by the CLC.
My conveyancer has uncovered a discrepancy when comparing the surveyor’s assumptions in Paratus AMC’s valuation report and what is in the title deeds. My lawyer says that as he is on the Paratus AMC conveyancing panel he is obliged to ensure that the lender is happy with this discrepancy and is still content to lend. A precondition to being on the Paratus AMC approved panel is to comply with the CML Handbook requirements (last updated for this lender on Paratus AMC) which do require that your lawyer disclose any incorrect assumptions in the lender’s valuation report and the legal papers. You must advise Paratus AMC before letting out your property as this is likely to be a breach of Paratus AMC’s mortgage conditions. It may be that Paratus AMC will permit you to let out your former home without needing to switch to a buy-to-let mortgage but some lenders will add a surcharge to your mortgage rate to reflect the higher risk.
