My mortgage broker has says he needs my solicitor’s panel member for the Perenna conveyancing panel. Can you suggest how I find this out. I have tried my local Perenna office but they don't know it.
Have you tried speaking to your lawyer about this?. A law firm is likely to keep a file or database of lender panel information which would include, if applicable their conveyancing panel details for Perenna.
We are approaching an exchange and my parents having sent the 10% deposit to my lawyer. I am now advised that as the deposit has not come from me my lawyer needs to make a notification to my lender Perenna. I am advised that, being on the Perenna conveyancing panel and acting on their behalf he must inform Perenna if the balance of the mortgage advance is not just from me. I informed the bank about my parent’s contribution when I applied for the mortgage so is it really necessary for this now to be an issue?
Your lawyer is obliged to check with Perenna to make sure that they are aware that the balance of the purchase price is not from your own funds. Your solicitor can only report this to Perenna if you agree, failing which, your lawyer must cease to continue acting.
Do I have to attend the offices of the Perenna conveyancing panel solicitor to sign the legal charge? If so, I will instruct a firm who offer conveyancing in London
so that I can pop in to their offices if required.
Most conveyancing panel lawyers for Perenna undertake all of the work via the post, internet or over the phone. This means that they can undertake your Conveyancing Transaction no matter where you live in England or Wales. However you should check if you can still book an appointment to go into appointed conveyancing lawyer if you prefer.
My grandmother passed away last year and as sole heir and executor was left the property. The house had a small mortgage left on it of around £5k. I want to have the title changed into my name whilst I re-mortgage to Perenna , pay off the mortgage etc. Is this allowed?
If you intend to re-mortgage then Perenna will insist on your using a conveyancer on the Perenna conveyancing panel. This will help you to understand the registration process behind changing the details re the registered title. in your case it would appear that you are effectively purchasing the property from the estate. Your Perenna conveyancing panel solicitor pays the new mortgage money into the estate, the estate pays off the old mortgage, the charge is released and you become the owner and the Perenna mortgage is registered as a charge at the Land Registry.
I was thinking of purchasing my friend’s property. Assuming we can agree a figure, what’s the best way to proceed? I hope to get a mortgage with Perenna. Is there anyway to cut out the solicitors to save us both money? My father said that years ago it was possible to take the documents into the local Land Registry office and they did the rest
If you are getting a mortgage with Perenna involved you will need to appoint a solicitor on the Perenna conveyancing panel. We would not encourage you to both use the same solicitors' firm. There are clear conflict of interest issues and it's not going to make a huge difference to the speed of the overall process. I am currently in the process of buying my council flat. I have a mortgage offer with Perenna. Conveyancing is not something I have any knowledge of. Can I proceed without a solicitor easily? I think we can but we keep being told I should use one. Any advice?
It is not advisable proceed with a house purchase without a solicitor. The council's solicitor are not acting for you. You need a solicitor for a number reasons. One of which is to verify what plans the Council have for repairs and refurbishment for the next five years. Many leaseholders have been stung for contributions of thousands of pounds. In any event if you are getting a mortgage with Perenna you will need to appoint a solicitor on the Perenna conveyancing panel.
After shopping around on the internet I have found a solicitor having made sure that they are on the Perenna conveyancing panel. Does my lawyer arrange the survey of the property?

I've digested plenty of mortgage guides,I note that they all recommend that you should get your house surveyed prior to buying it. When I asked my solicitor - who is on the Perenna conveyancing panel - on this she said they don't do this and I need to contract an independent surveyor. Is that normal?
Perenna will need an independent valuation of the property. Your lawyer will not arrange this. Usually Perenna will appoint their own surveyor to do this, and you will have to pay for it. Remember that this is a valuation for mortgage purposes and not a survey.
You may wish to consider appointing your own surveyor to carry out a survey or prepare a home buyers report on the property. It is up to you to satisfy yourself that the property is structurally sound before you buy it. If the survey or report reveals that building work is needed, you should tell your solicitor. You may wish to renegotiate with the seller.

Your lawyer will not organise the survey but they may be able to put you in touch with a local one that they recommend. RICS offers a find a surveyor service (just google it) where you can search for a qualified surveyor by postcode. As you are getting a mortgage with Perenna you could contact your them to see if they have a list of approved surveyors.
