Frequently asked questions relating to the RBS (One Account) Conveyancing Panel

On what basis could a firm of solicitors be excluded from the RBS (One Account) solicitor panel?
According to a recent survey report by the solicitors regulator three quarters of law firms had been removed from a lender panel. The top reasons in order are :
  1. lack of transactions
  2. the lawyer is a sole practitioner
  3. as part of the HSBC panel reduction
  4. regulatory contact by SRA
  5. accidental removal. We are not aware of the specific or common criteria for removal by RBS (One Account)
Please assist. My lawyer is not to blame but, my purchase conveyancing has been going on for months. The Local Authority Search from RBS (One Account) was date stamped random date and we have agreed a date for me to move into the property on 6. My solicitor has advised that as she is on the RBS (One Account) conveyancing panel she needs to reorder the searches as they are no longer acceptable to the lender.
One of the many conditions to being on the RBS (One Account) approved panel is to comply with the CML Handbook requirements (last updated for this lender on RBS (One Account))which specifies that a local authority search be not more than half a year old. You should nevertheless ask your lawyer to check whether something called ‘search validation’ indemnity insurance is acceptable to RBS (One Account).
What tools are available to search for a local solicitor on the RBS (One Account) conveyancing panel? I have a car and am prepared to travel up to 25 miles to meet the lawyer.

We're in Birmingham, First timers buying with a mortgage (lender is RBS (One Account) , but our solicitor is on the RBS (One Account) conveyancing panel). How long should the conveyancing process take?
The fact that your lawyer is on the RBS (One Account) conveyancing panel is a help. It would almost certainly delay matters if they were not. However, no conveyancer should guarantee a time-frame for your conveyancing due to third parties outside of our control such as delays caused by lenders, conveyancing search providers or by the other side’s solicitors. The time taken is often determined by the number of parties in a chain
I had instructed online conveyancers based in Cardiff who are on the RBS (One Account) solicitor panel. They have just invoiced me a separate fee of £195 for dealing with the RBS (One Account) mortgage. Is this an additional conveyancing fee set by RBS (One Account)?
Unfortunately, as long as it is in their Terms and Conditions or Quote then yes your solicitors can charge a fee for this. This fee is not set by RBS (One Account) but by your lawyers. Some firms on the RBS (One Account) will charge an ‘acting for lender’ fee and others do not.
We have a mortgage agreed in principle with RBS (One Account). Solicitors have been instructed? How long does it take for RBS (One Account) to send the offer to our conveyancer
There is no definitive answer here. Have RBS (One Account) done the valuation? Have you advised RBS (One Account) as your lawyers details and checked that your lawyer is on the RBS (One Account) conveyancing panel? sometimes it can take as long as six weeks for a mortgage offer to be issued
We were going to get a DIP from RBS (One Account) this week so we can work out what to offer on a property we like as otherwise we only have online calculators to go by (which aren't taking into account credit checks etc).Do the RBS (One Account) recommend a solicitor on the RBS (One Account) conveyancing panel, or is it better to go independently
You will need to appoint solicitors independently although you'll need to choose one on the RBS (One Account) conveyancing panel. The solicitor represents both you and the RBS (One Account) through the process.
