Is the fact that my conveyancer is not isted on the RBS - Virgin One Solicitor panel that there is a problem with the quality of her work?
It would not be wise to jump to that conclusion. There are all sorts of perfectly reasonable explanations. On the face of it your lawyer has done nothing wrong as it is established procedure for any occupier who is aged 17 or over to sign the necessary Consent Form, which is purely to state that any rights he has in the property are postponed and secondary to RBS - Virgin One .This is solely used to protect the RBS - Virgin One if the property were re-possessed so that in such circumstances, your son would be legally obliged to leave.
It does not impact your son’s right to inherit the apartment. Please note that if your son were to inherit and the mortgage in favour of RBS - Virgin One had not been discharged, he would be liable to take over the loan or pay it off, but other than that, there is nothing stopping him from keeping the property in accordance with your will or the rules of intestacy.

I had instructed online conveyancers located in London who are on the RBS - Virgin One solicitor panel. They have just invoiced me a separate fee of £150 for dealing with the RBS - Virgin One mortgage. Is this an additional conveyancing fee specified by RBS - Virgin One?
Unfortunately, as long as it is in their Terms and Conditions or Quote then yes your solicitors can charge a fee for this. This fee is not set by RBS - Virgin One but by your lawyers. Some firms on the RBS - Virgin One will charge an ‘acting for lender’ fee and others do not.

There is no definitive answer here. Have RBS - Virgin One completed the valuation? Have you advised RBS - Virgin One as your lawyers details and checked that your lawyer is on the RBS - Virgin One conveyancing panel? It is not unusual for a mortgage offer to take a month to come through

RBS - Virgin One must be informed of your intention in advance of renting your property as this is likely to be a breach of RBS - Virgin One’s mortgage conditions. It may be that RBS - Virgin One will allow you to rent out your former home without needing to switch to a buy-to-let mortgage but some lenders will add a surcharge to your mortgage rate to reflect the higher risk. You should contact RBS - Virgin One directly. It should not be necessary to do this via a RBS - Virgin One conveyancing panel lawyer.
