Find an Approved Solicitor on the Saffron Building Society Conveyancing Panel

Frequently asked questions relating to the Saffron Building Society Conveyancing Panel

My lawyer is not on the Saffron Building Society Approved Panel. Is it possible for me to retain my preferred solicitor notwithstanding that they are excluded from the Saffron Building Society panel of approved conveyancing solicitors?
The most common options here are as follows:
  1. Carry on with your existing lawyers but Saffron Building Society will need to instruct a lawyer on the Saffron Building Society conveyancing panel. This will result in additional cost and potential delay.
  2. Get a new solicitor to act in the purchase, obviously checking they are on the Saffron Building Society conveyancing panel.
  3. Convince your lawyer to do everything within their powers to join the Saffron Building Society conveyancing panel
My wife and I are refinancing our flat with Saffron Building Society. We have a son approaching twenty who lives with us. The solicitor on the Saffron Building Society conveyancing panel requested us to identify any adults other than ourselves who reside at the property. The solicitor has now sent a form for our son to sign, waiving any legal rights in the event that the property is repossessed. I have a couple of concerns (1) Is this form unique to the Saffron Building Society conveyancing panel as he did not need to sign this form when we purchased 5 years ago (2) In signing this form is our son in any way compromising his right to inherit the property?
First, rest assured that your Saffron Building Society conveyancing panel solicitor is doing the right thing as it is established procedure for any occupier who is aged 17 or over to sign the necessary Consent Form, which is purely to state that any rights he has in the property are postponed and secondary to Saffron Building Society .This is solely used to protect the Saffron Building Society if the property were re-possessed so that in such circumstances, your son would be legally obliged to leave.

It does not impact your son’s right to inherit the apartment. Please note that if your son were to inherit and the mortgage in favour of Saffron Building Society had not been discharged, he would be liable to take over the loan or pay it off, but other than that, there is nothing stopping him from keeping the property in accordance with your will or the rules of intestacy.

I require the services of a Saffron Building Society panel solicitor in Stirling. Could you help me?

If you do find such a firm not listed please direct them to our site to list. At a fee of one pound per month it is not expensive to register on the site
My conveyancers in London have advised me that no longer have my conveyancing file. At the time of my purchase I took out a mortgage with Saffron Building Society. Is it case that being on the Saffron Building Society conveyancing panel they need to have retained the file for a number of years?
It very much depends from lender to lender but many of the Terms and Conditions of Conveyancing Panel Appointment require the file to be held for a period of 6 years. That being said we have not seen a copy of the Saffron Building Society Conveyancing Panel Terms. It might be worth you contacting Saffron Building Society directly.
Can I be sure that the solicitor on the Saffron Building Society panel is any good?
obtaining recommendations is a good start. Before you go ahead check if they offer a no sale no fee offer. Also you often get what you pay for - a firm which quotes more will often provide a better service than one which is cheap as chips. We would always advise that you speak with the lawyer conducting your conveyancing
We expect to receive a DIP from Saffron Building Society this week so we know how much we could potentially offer as otherwise we only have online calculators to go by (which aren't taking into account credit checks etc).Do the Saffron Building Society recommend a solicitor on the Saffron Building Society conveyancing panel, or is it better to find our own lawyer
You will need to appoint solicitors independently although you'll need to choose one on the Saffron Building Society conveyancing panel. The solicitor represents both you and the Saffron Building Society through the process.
I was told four weeks ago that my mortgage has been agreed to by Saffron Building Society. Is it usual for Saffron Building Society to only issue the offer once my solicitor is approved on their conveyancing panel?
A lender would not issue a mortgage until they have details of a lawyer on their panel. It can take a few weeks for Saffron Building Society to deal with your lawyers application to be on the Saffron Building Society conveyancing panel. There's no guarantee that your solicitors will be accepted.
