I have been advised by my broker that I have to pay Handelsbanken fees should I instruct my family lawyer. How efficient are the Handelsbanken conveyancing panel solicitors? I dont care which law firm I use provided that they are good and reasonably priced. Would you recommend a specific law firm on the Handelsbanken panel?
Handelsbanken’s conveyancing panel is substantial so your best bet is just to check with the firms you are getting quotes from whether they are on it. You can search by postcode on the search tool on this site to find solicitors that Handelsbanken will allow to act for them.
I am purchasing a brand new apartment and my conveyancer is advising me that she is duty bound to disclose incentives from the builder as her firm is on the Handelsbanken conveyancing panel. The Estate Agents are hassling me to exchange and I would rather not prolong matters. is my lawyer taking the correct approach?
You should not exchange unless you have advised to do so by your lawyer. A precondition to being on the Handelsbanken approved panel is to comply with the CML Handbook requirements (last updated for this lender on Handelsbanken). The CML Conveyancing Handbook requires that your lawyer have the appropriate Disclosure of Incentive form completed by the developer and accepted by your lender.
Do all the licensed conveyancers and solicitor practices listed on your directory have online case tracking as I was under the impression that this was a precondition of being on the Handelsbanken solicitor panel?
The Council of Mortgage Lenders or BSA do not require online case tracking. Some law firms operate such technology and some don't.
The solicitors that I recently instructed on my house acquisition in Newcastle has suddenly closed. I chose them because I had to have a solicitor on the Handelsbanken conveyancing panel and my previous lawyer was not. I gave my credit card details for them to take £175 for searches. What should be my next steps?
Assuming that you have an Estate Agent in the equation then let them know immediately so that they can let the sellers know that there may be a slight delay due to the problems encountered. Most sellers would be sympathetic and urge their lawyer to send a new set of papers to your new solicitors. You will need to appoint new lawyers that are on the Handelsbanken conveyancing panel and notify the lender. If you have paid over any money it will hopefully be held by the SRA as money in an intervened firm's bank accounts is transferred to the SRA. Then, the SRA or the intervention agent looks at the intervened firm's accounts to work out who the money belongs to. To claim your money you will need to contact the SRA. If the SRA cannot return money you are owed from the firm's bank accounts, or if they can only return part of the money, you can apply to the Compensation Fund for a grant. Your new lawyers may be able to help
Is there a list of Handelsbanken panel conveyancers on the CML Handbook Website?
No. There is no such tool on the Council of Mortgage Lenders or Building Society Association websites. Very few lenders make their panel listings available online.
I have paid off my mortgage with Handelsbanken. I assume I don't need a solicitor on the Handelsbanken panel to remove the mortgage at the Land Registry. Am I right?
If you have finished paying off your Handelsbanken mortgage they may send you evidence showing that you have paid it off. Alternatively they may notify the Land Registry directly. The Land Registry need to see this evidence before they will remove the Handelsbanken mortgage from the register. Handelsbanken,and any evidence they send you, will determine the action you need to take. In cases where no conveyancer is acting for you and you have paid off your mortgage:

the Handelsbanken has instructed the Land Registry to do so
The Land Registry will send you a letter confirming that your Handelsbanken mortgage has been paid off.
Intending to buy a flat with a mortgage with Handelsbanken. I have received an online quote from a licensed conveyancer, which states: "There will be no charge for dealing with the Lender if you are obtaining a mortgage". I take this to mean that there will be no additional fee if the solicitor is on the Handelsbanken conveyancing panel. I wanted to make sure it means there will be no additional fees for dealing with the mortgage.
They are simply saying that the cost for acting for the lender is included in the fee being quoted. It is worth you checking that they are on the Handelsbanken conveyancing panel
