Ahli United Bank Solicitor Panel Recently Asked Questions

My property lawyer is not listed on the Ahli United Bank Approved Panel. Is it possible for me to retain my preferred solicitor notwithstanding that they are excluded from the Ahli United Bank panel?
You will need to have a conveyancer complete the legal work required when you take out a Ahli United Bank mortgage to buy your property. They’ll carry out all the necessary legal checks on the property, make sure that you’re properly registered as the owner and ensure that all the necessary mortgage documentation is in place. You can instruct a conveyancing firm of your choice. However, if the firm selected is not a member of the Ahli United Bank conveyancing panel additional costs will be incurred as separate legal representation will be required by Ahli United Bank. Conveyancing panel applications can be submitted, so if your conveyancer has not previously applied for membership they can do so.
Can you help?. For no fault of my lawyer but, my purchase conveyancing has been going on for months. The Local Authority Search from Ahli United Bank was issued random date and we have agreed a date for me to move into the property on 6. My lawyer says that as she is on the Ahli United Bank conveyancing panel she needs to redo the searches as they are no longer acceptable to the lender.
One of the many conditions to being on the Ahli United Bank approved panel is to comply with the CML Handbook requirements (last updated for this lender on Ahli United Bank)which specifies that a local authority search be not more than 6 months old. You should nevertheless ask your lawyer to check whether something called ‘search validation’ indemnity insurance is acceptable to Ahli United Bank.
Do all the firms listed on your directory have online case tracking as I understood that this was a condition of being on the Ahli United Bank conveyancing panel?
The Council of Mortgage Lenders or BSA do not require online case tracking. Some law firms operate such technology and some don't.
My grandfather passed away six months ago and as sole heir and executor was left the property. The house had a small mortgage remaining of approximately £5k. I want to transfer the title deeds into my name whilst I re-mortgage to Ahli United Bank , pay off the mortgage etc. Is this possible?
If you intend to re-mortgage then Ahli United Bank will insist on your using a conveyancer on the Ahli United Bank conveyancing panel. Here is link to the Land Registry online guidance around what to do when a property owner dies. This will help you to understand the registration process behind changing the details re the registered title. in your case it would appear that you are effectively purchasing the property from the estate. Your Ahli United Bank conveyancing panel solicitor pays the new mortgage money into the estate, the estate pays off the old mortgage, the charge is released and you become the owner and the Ahli United Bank mortgage is registered as a charge at the Land Registry.
We have had an offer accepted on a flat I spoke to a conveyancer recommended by my brother and he recommended using a solicitor approved by Ahli United Bank. The estate agent recommended two local firms so I asked Ahli United Bank if the 2 suggested solicitors are approved, which they are not. Ahli United Bank pointed out that either firm can fill out the appropriate forms to become approved. Do I (1) save myself the aggravation and use one of Ahli United Bank 's conveyancing panel solicitors (2) Use the local solicitor and accept there may be delays etc as they go through the approval process.
Enquire of Ahli United Bank for conveyancing panel firms in your area. Lenders have them all over the country. You can also use our search tool at the top of this page to search for a lawyer on the Ahli United Bank conveyancing panel based on location. If you particularly like the sound of one of the local lawyers that you have spoken to ask them if they would go onto Ahli United Bank conveyancing panel as it may only take about 2-3 weeks. As long as they meet Ahli United Bank’s requirements it can be a very simple job for the solicitor. Other stuff will be going on in parallel (as you are at an early stage) so it may not delay matters.
I am selling my apartment. I had a double glazing fitted in month 7 but did not receive a FENSA certificate or Building Regulation Certificate. My purchaser’s lender, Ahli United Bank are being pedantic. The solicitor who is on the Ahli United Bank conveyancing panel is happy to accept ‘lack of building regulation’ insurance but Ahli United Bank are insisting on a building regulation certificate. Why do Ahli United Bank have a conveyancing panel of they don’t accept advice from them?
It is probably the case that Ahli United Bank have referred the matter to their valuer. The reason why Ahli United Bank may not want to accept indemnity insurance is because it does not give them any reassurance that the double glazing correctly and safely installed. It merely protects against enforcement action which is very unlikely anyway.
At last I have had an offer on an apartment accepted, the seller does however have a dependent purchase. The vendors have offered on somewhere, but not been accepted yet, and have viewings of other properties in the pipeline. My conveyancing solicitor has been instructed. What should be my next step? When should I get the mortgage app going with Ahli United Bank?
It is usual to have concerns where there is a chain as you are unlikely to want to be too out of pocket too early (mortgage application is approx £1k, then survey/valuation, conveyancing search costs, etc). First you should check that your solicitor is on the Ahli United Bank conveyancing panel. As to the next stages this very much depends on the circumstances of your case, desire for this property and on the state of the market. In a hot mortgage some buyers would pally for the mortgage with Ahli United Bank and pay for the valuation and only if it comes back ok would they pay their solicitor to press on with searches.
