Ahli United Bank conveyancing requirements for their panel are no better or no more complicated than most lenders. It is the case now the CML Handbook, the "bible" used by solicitors to establish lender requirements, is different for each lender. It is not clear if your lawyer is on the Ahli United Bank conveyancing panel. If they are not, this does add further risk of delay as Ahli United Bank will appoint their own solicitors to look after their interest.
I do hope you can help me. My conveyancer is advising me that she is duty-bound to conduct a Local Authority search because the firm are on the Ahli United Bank solicitor panel. Is this really necessary?
You have limited options available to you. As you are taking a mortgage with Ahli United Bank your lawyer has to comply with their conditions as set out in their version of the CML Conveyancing Handbook. Your lawyer would have previously signed the Terms and Conditions of Ahli United Bank’s conveyancing panel appointment which obliges them to follow the CML Handbook requirements last updated Ahli United Bank. even if you were a cash buyer you would be ill advised not to carry out a local authority search.

You must advise Ahli United Bank in advance of letting out your property as this is likely to be a breach of Ahli United Bank’s mortgage conditions. In many cases banks or building societies will permit you to let out your former home without needing to switch to a buy-to-let mortgage but some lenders will add a surcharge to your mortgage rate to reflect the higher risk. You should contact Ahli United Bank directly. You need not do this via a Ahli United Bank conveyancing panel lawyer.
Can I register a complaint to Ahli United Bank about the lawyers being on the Ahli United Bank conveyancing panel?
Complaining to Ahli United Bank about their conveyancing panel is unlikely to yield much of a response. All solicitors and conveyancer must have a complaints procedure. You can get information from the solicitor’s or conveyancer’s website or ask at their office. They must tell you about it if you ask.

The Legal Ombudsman will make sure that your complaint is addressed by the solicitor. It can also advise you how to complain.
