If you have an estate agent involved then let them know straight away so that they can let the sellers know that there may be a slight delay due to reasons beyond your control. Hopefully they will be sympathetic and urge their lawyer to send a new set of papers to your new solicitors. You will need to appoint new lawyers that are on the Danske Bank conveyancing panel and notify the lender. If you have paid over any money it will hopefully be held by the SRA as money in an intervened firm's bank accounts is transferred to the SRA. I previously instructed online conveyancers located in Bristol who are on the Danske Bank solicitor panel. They are now charging me a separate fee of £150 for the legal aspects of the Danske Bank mortgage. Is this an additional conveyancing fee set by Danske Bank?
Unfortunately, as long as it is in their Terms and Conditions or Quote then yes your solicitors can charge a fee for this. This fee is not set by Danske Bank but by your lawyers. Some firms on the Danske Bank will charge an ‘acting for lender’ fee and others do not.

You should start obtaining conveyancing quotes from solicitors ASAP. After you have chosen your lawyer and once your offer is accepted you can instruct them to work for you and pass their details on the the estate agent. As you are getting a mortgage with Danske Bank , make sure you remember to check that your lawyer is on the Danske Bank conveyancing panel.

Your original mortgage agreement with Danske Bank will provide that you need their approval before letting out your property as this is likely to be a breach of Danske Bank’s mortgage conditions. In many cases banks or building societies will permit you to let out your former home without needing to switch to a buy-to-let mortgage but some lenders will add a surcharge to your mortgage rate to reflect the higher risk.
