My financial adviser has informed me that I have to pay Danske Bank fees should I instruct my family lawyer. How efficient are the Danske Bank conveyancing panel solicitors? I'm happy to use any solicitor in the country TBH provided that they are good and not exorbitantly priced. Would you recommend a specific law firm on the Danske Bank panel?
Danske Bank’s conveyancing panel is pretty large so your best bet is just to check with the firms you are getting quotes from whether they are on it. You can search by postcode on the search tool on this site to find solicitors that Danske Bank will allow to act for them.
My lawyer has identified a discrepancy between the information in Danske Bank’s home valuation survey and what is revealed within the title deeds. My lawyer has advised that as he is on the Danske Bank conveyancing panel he is obliged to ensure that the lender is happy with this discrepancy and is still content to lend. A precondition to being on the Danske Bank approved panel is to comply with the CML Handbook requirements (last updated for this lender on Danske Bank) which do require that your lawyer disclose any incorrect assumptions in the lender’s valuation report and the legal papers. Should you refuse to allow your lawyer to make the appropriate notification then your lawyer will have no choice but to discontinue acting for both parties.
Do all the licensed conveyancers and solicitor practices listed on your search have online case tracking as I was under the impression that this was a precondition of being on the Danske Bank conveyancing panel?
No. There is no CML Part 2 or Building Society Association requirement relating to online case tracking. Some law firms operate such technology and some don't.

There is nothing to stop you using your solicitor but Danske Bank will insist on their interests being represented by a firm on their conveyancing panel. There is greater potential for delays and confusion with two solicitors involved, and it will undoubtedly be more expensive too.

Many lenders do operate a restricted conveyancing panel but a lot of lenders allow any solicitors to join their panel so long as they meet their criteria. Each lender sets their own criteria. You will need a solicitor but they need not be on the Danske Bank conveyancing panel. You will need a solicitor to draw up the transfer and to deal with the Land Registry formalities. The only thing you need to consider is that by selling at an undervalue so ask your lawyer about the implications. There could be an inheritance tax issue if you die within 7 years of this. As the property is your main residence you need not pay CGT but you should speak with your accountants in any event.
