My mortgage broker has has requested my solicitor’s panel member for the Landmark Mortgages conveyancing panel. How do I discover this. I have tried my local Landmark Mortgages office but they don't know it.
You are best placed to get this information from your conveyancing lawyer. They should have a central record lender panel numbers including the Landmark Mortgages panel reference.
Can you help?. For no fault of my lawyer but, my purchase conveyancing has been going on for months. The Local Authority Search from Landmark Mortgages was issued random date and we have agreed a date for me to move into the property on 10 days inc Day of week eg. Mon. One of the many conditions to being on the Landmark Mortgages approved panel is to comply with the CML Handbook Part 2 obligations (last updated for this lender on Landmark Mortgages)which specifies that a local authority search be not more than 6 months old. You should nevertheless ask your lawyer to check whether something called ‘search validation’ indemnity insurance is acceptable to Landmark Mortgages.

Not all firms are yet listed on our lender panel search tool which is still relatively new. Law firms are listing on a daily basis and it is probably the case that your lawyer is on the Landmark Mortgages conveyancing lawyer and you should probably take them at their word. Please do feel free to suggest that they completing their listing on our site as it would only cost them £1 a month to list themselves as being on the Landmark Mortgages solicitor panel.

However, no conveyancer should guarantee a time-frame for your conveyancing due to third parties outside of our control such as delays caused by lenders,conveyancing search providers or by the other side’s solicitors. There is generally no requirements by lenders for their firms to operate on a no-sale-no-fee basis. There a small number of lenders who operate a very restricted conveyancing panel managed by a third party company (often termed in the industry as a ‘gatekeeper’). That third party may impose certain conditions such as non-sale-no fee on the panel firms. If you require this as a condition of your conveyancing then you should check with the conveyancing firm that this is part of their package
I have today made my last payment due on mortgage with Landmark Mortgages. I assume I don't need a solicitor on the Landmark Mortgages panel to remove the mortgage at the Land Registry. Please confirm
If you have finished paying off your Landmark Mortgages mortgage they may send you evidence showing that you have paid it off. Alternatively they may notify the Land Registry directly. The Land Registry need to see this evidence before they will remove the Landmark Mortgages mortgage from the register. Landmark Mortgages,and any evidence they send you, will determine the action you need to take. In cases where no conveyancer is acting for you and you have paid off your mortgage: but are not moving to another property where the Landmark Mortgages has sent the Land Registry the discharge electronically, and the Landmark Mortgages has instructed the Land Registry to do so The Land Registry will send you a letter confirming that your Landmark Mortgages mortgage has been paid off.
