My Solicitor has never been on on the Paratus AMC Solicitor Panel. Is it possible for me to use my preferred solicitor even though they are not on the Paratus AMC panel?
You will need to have a conveyancer complete the legal work required when you take out a Paratus AMC mortgage to buy your property. They’ll carry out all the necessary legal checks on the property, make sure that you’re properly registered as the owner and ensure that all the necessary mortgage documentation is in place. You can instruct a conveyancing firm of your choice. However, if the firm selected is not a member of the Paratus AMC conveyancing panel additional costs will be incurred as separate legal representation will be required by Paratus AMC. Conveyancing panel applications can be submitted, so if your conveyancer has not previously applied for membership they can do so.
Our solicitor has informed me that he requires ID documents stating that this is part of his requirements as a conveyancer on the Paratus AMC Solicitor panel. Can you confirm whether this is the case?
Due to Money Laundering Regulations your conveyancing lawyer is duty bound to confirm positively your identification when entering into a business relationship with you. It is a criminal offense if your lawyer not do this. If you do not provide ID early in the transaction the solicitor must refuse to act for you. It’s unlikely a lawyer will turn you away if you come to the first meeting without relevant ID but you will have to produce it at some point so you might as well bring it with you to the initial meeting so the lawyer can tick the ID verification box and start sorting out the conveyancing straight away. If you are getting a mortgage with Paratus AMC your lawyer also has to check ID documents to satisfy Paratus AMC

I have today made my last payment due on mortgage with Paratus AMC. I assume I don't need a solicitor on the Paratus AMC panel to remove the mortgage at the Land Registry. Am I right?
If you have finished paying off your Paratus AMC mortgage they may send you evidence showing that you have paid it off. Alternatively they may notify the Land Registry directly. The Land Registry need to see this evidence before they will remove the Paratus AMC mortgage from the register. Paratus AMC,and any evidence they send you, will determine the action you need to take. In cases where no conveyancer is acting for you and you have paid off your mortgage:

The Land Registry will send you a letter confirming that your Paratus AMC mortgage has been paid off.
I can not work out if my mortgage offer requires a lease extension . I have telephoned Paratus AMC on various occasions and told it wasn't a problem and they would lend. My solicitor - who is on the Paratus AMC conveyancing panel- telephoned and was told not they would not lend in accordance with their CML Handbook minimum lease term requirements. I simply dont know who is right
As long as the conveyancer is on the Paratus AMC panel she or he must comply with the CML Handbook requirements for Paratus AMC. Unless your lawyer obtains specific confirmation in writing that Paratus AMC will go ahead your lawyer has no choice but to refrain from exchanging contract and committing you to the purchase. We would suggest that you ask Paratus AMC to contact your lawyer in writing confirming that they will accept the remaining number of years left on the lease.
