I am obtaining a mortgage offer from Paratus AMC. I hope to instruct a Licensed Conveyancer. Does the Paratus AMC Solicitor panel exclude conveyancers regulated by the CLC
Paratus AMC’s approved solicitor list is, like many other lenders represented by the CML or BSA, open to Licensed Conveyancers regulated by the Council of Licensed Conveyancers.
I am due to complete my purchase next Monday. My conveyancing lawyer has asked me to provide him with a copy of the building insurance for the house as as he informs me that he is duty bound to validate that it is in order for Paratus AMC. What does the insurance need to cover?
All property lawyers on the Paratus AMC conveyancing panel would need to check that the following risks are covered fire; lightning; aircraft; explosion; earthquake; storm; flood; escape of water or oil; riot; malicious damage; theft or attempted theft; falling trees and branches and aerials; subsidence; heave;landslip;collision;accidental damage to underground services;professional fees, demolition and site clearance costs; and public liability to anyone else. There are some other issues such as the level of excess that are set out in Paratus AMC’s Part 2 requirements of the CML Handbook (last updated on Paratus AMC). Being on the Paratus AMC conveyancing panel your lawyer is expect to follow these instructions.
I note that you have a search directory listing law firms on the Paratus AMC conveyancing panel. Do firms pay you a commission if I appoint them for my conveyancing?

You can use any solicitor you like but Paratus AMC then has the right to appoint a different solicitor to act for them at your expense. It might be more cost effective and quicker to instruct a lawyer who is on the Paratus AMC solicitors panel
Is it the case that all solicitors on the Paratus AMC conveyancing panel regulated by the Solicitors Regulatory Authority?
As a firm of solicitors, in order to be on the Paratus AMC conveyancing panel they would need to be regulated by the Solicitors Regulatory Authority. Many lenders do allow licenced conveyancers on their panel in which case such firms would be regulated by the Council of Licensed Conveyancers (CLC).
I am currently in the process of buying my council flat. I have a mortgage offer with Paratus AMC. Conveyancing is new to me. Can I proceed without a solicitor easily? I think we can but we keep being told I should use one. Any advice?
It is not advisable proceed with a house purchase without a solicitor. The council's solicitor are not acting for you. You need a solicitor for a number reasons. One of which is to verify what plans the Council have for repairs and refurbishment for the next five years. Many leaseholders have been stung for contributions of thousands of pounds. In any event if you are getting a mortgage with Paratus AMC you will need to appoint a solicitor on the Paratus AMC conveyancing panel.
Paratus AMC have agreed my mortgage in principle, my offer on house has been accepted, now what?
The estate agent will want to know who your solicitors are (make sure these solicitors are on the lenders panel). Call up Paratus AMC or your broker and complete any relevant paperwork. Paratus AMC will tell you what documents they want. Paratus AMC will instruct a valuer. The valuer will get in touch with the estate agent or seller to book an appointment. Once conducted (assuming no problems) it takes about week to get a mortgage offer. Paratus AMC will issue the offer to you and your lawyer. The transaction will then take it’s course according the nature and complexity of the conveyancing.
