Find an Approved Solicitor on the Perenna Conveyancing Panel

FAQs for the Perenna Solicitor Panel

I am hoping to receive a mortgage offer from Perenna. I intend to instruct a Licensed Conveyancer. Does the Perenna Conveyancing panel allow for conveyancers regulated by the CLC
Perenna’s approved solicitor list is, like many other lenders represented by the Council or Mortgage Lenders or Building Society Association, open to Licensed Conveyancers regulated by the CLC.
We are getting closer to an exchange and my parents having transferred the 10% deposit to my lawyer. I am now advised that as the deposit has not come from me my lawyer needs to make a notification to my lender Perenna. I am advised that, being on the Perenna conveyancing panel and acting on their behalf he must inform Perenna if the balance of the mortgage advance is coming from anyone other than me. I disclosed to the bank about my parent’s contribution when I applied for the mortgage so is it really necessary for him to raise this?
Your lawyer is obliged to check with Perenna to make sure that they are aware that the balance of the purchase price is not from your own funds. Your solicitor can only report this to Perenna if you agree, failing which, your lawyer must cease to continue acting.
I am looking to buy a house and need a conveyancing solicitor in who is on the Perenna approved. Could you point me in the right direction as regards a solicitor?
Our service is a directory service for firms who wish to be listed as being on the approved conveyancing panel for Perenna . We don’t recommend any particular firm.
I was scheduled to move into my flat last Thursday. My solicitor is on the Perenna solicitors panel but has moved offices in the past couple of months and had not informed Perenna of their new address. Perenna is now refusing to release my funds until such time as their systems are up to date with the correct details.
This is a rare situation indeed. The majority of lender Terms of Conveyancing Panel Appointment specifically oblige the solicitor to inform the lender of an address change. Your solicitor needs to treat this with the utmost urgency. Do speak with or register your concern with the senior partner (assuming he or she is not your direct lawyer). Most lenders would be reasonable in this situation and expedite the resolution of this issue. It may be prudent to enlist the help of your local Perenna branch or your mortgage broker to see if they can help.
Can I be sure that the solicitor on the Perenna panel is any good?
seeking recommendations is a good starting point. Before you go ahead check if they offer a no sale no fee offer. Also you often get what you pay for - a firm which quotes more will often provide a better service than one which is cheap as chips. We would always advise that you speak with the solicitor carrying out your transaction
We are getting a further advance on our mortgage from Perenna as we wish to carry out alterations or improvements our home. Do we need to appoint a solicitor on the Perenna conveyancing panel to deal with the paperwork?
Perenna would not normally instruct a member of their conveyancing panel to deal with such a matter. If they did require any legal work then you would need to ensure that such a lawyer was on the Perenna list
At last I have had an offer on an apartment accepted, the seller does however have a dependent purchase. The vendors have offered on somewhere, but not been accepted yet, and have viewings of other properties in the pipeline. My conveyancing solicitor has been instructed. What should be my next step? At what point should I appy for the mortgage with Perenna?
It is usual to have concerns where there is a chain as you are unlikely to want to be too out of pocket too early (mortgage application is approx £1k, then survey/valuation, conveyancing search costs, etc). First you should check that your solicitor is on the Perenna conveyancing panel. As to the next stages this very much depends on the circumstances of your case, desire for this property and on the state of the market. In a hot mortgage some buyers would pally for the mortgage with Perenna and pay for the valuation and only if it comes back ok would they pay their solicitor to press on with searches.
