Is there a reason why all solicitors aren't included on the Cynergy Bank Conveyancing panel?

Again, in this situation you can find lawyers who can troubleshoot their way to bring the conveyancing to a satisfactory conclusion - albeit for a fee.
What are the common reasons for a lender such as Cynergy Bank to withdraw a mortgage offer?

The mortgage over my property is with Cynergy Bank. Conveyancing has been completed months ago. In the event that I decide to rent out the flat and do not currently have a buy-to-let mortgage do I need to remortgage to a buy-to-let mortgage or inform Cynergy Bank?
You must advise Cynergy Bank prior to renting your property as this is likely to be a breach of Cynergy Bank’s mortgage conditions. It may be that Cynergy Bank will permit you to let out your former home without needing to switch to a buy-to-let mortgage but some lenders will add a surcharge to your mortgage rate to reflect the higher risk. You should contact Cynergy Bank directly. You need not do this via a Cynergy Bank conveyancing panel firm.
I had an offer accepted on a house on the 17th March 2014, valuation was booked 3 days after, received a clean bill of health. A lender would not issue a mortgage until they have details of a lawyer on their panel. It can take a few weeks for Cynergy Bank to deal with your lawyers application to be on the Cynergy Bank conveyancing panel. There's no guarantee that your solicitors will be accepted.
