I am expecting a mortgage with Handelsbanken. my intention is to use a Licensed Conveyancer. Does the Handelsbanken Solicitor panel include Licensed Conveyancers
Handelsbanken’s approved solicitor list is, like many other lenders represented by the Council or Mortgage Lenders or Building Society Association, open to Licensed Conveyancers regulated by the Council of Licensed Conveyancers.
I do hope you can help me. My conveyancer is informing me me that he has to order a Local Authority search stemming from the fact that the firm are on the Handelsbanken conveyancing panel. Is my lawyer correct?
You have limited options available to you. As you are taking a mortgage with Handelsbanken your lawyer has to comply with their conditions as set out in their version of the CML Conveyancing Handbook. Your lawyer would have previously signed the Terms and Conditions of Handelsbanken’s conveyancing panel appointment which obliges them to follow the CML Handbook requirements last updated Handelsbanken. even if you were a cash buyer you would be ill advised not to carry out a local authority search.
I am looking for conveyancing quotes online. Can I be confident that all the firms that are listed on your directory are on the Handelsbanken conveyancing panel?
The solicitor and licensed conveyancing practices on our directory have advised us that they are on the Handelsbanken panel and agreed to advise us to take down their listing in the event of removal off of the Handelsbanken panel. To date we have not been informed by either a lender or a member of the public that the data about a specific firm being on the Handelsbanken conveyancing panel is not accurate.
My house is up for sale and I have a buyer. Does my solicitor have to be on the Handelsbanken conveyancing panel in order to deal with redeeming my mortgage?
Ordinarily, even if your lawyer is not on the Handelsbanken conveyancing panel they can still act for you on your sale. it might be that the lender will not release the original deeds (if applicable and increasingly irrelevant) until after the mortgage is paid off. You should speak to your lawyer directly before you start the process though to ensure that there is no problem as lenders are changing their requirements fairly frequently at the moment.
We have agreed a price on a apartment I spoke to a lawyer recommended by my mum and he recommended instructing a property lawyers approved by Handelsbanken. The estate agent recommended two local firms so I asked Handelsbanken if the 2 suggested solicitors are approved, which they are not. Handelsbanken suggested that either firm can fill out the appropriate forms to become approved. Do I (1) save myself the aggravation and use one of Handelsbanken 's conveyancing panel solicitors (2) Use the local solicitor and accept there may be delays etc as they go through the approval process.
Ask Handelsbanken for conveyancing panel firms in your area. Lenders have them all over the country. You can also use our search tool at the top of this page to search for a lawyer on the Handelsbanken conveyancing panel based on location. If you particularly like the sound of one of the local lawyers that you have spoken to ask them if they would go onto Handelsbanken conveyancing panel as it may only take about 2-3 weeks. As long as they meet Handelsbanken’s requirements it can be a very simple job for the solicitor. Other stuff will be going on in parallel (as you are at an early stage) so it may not delay matters.
On the whole I have been dissatisfied with the level or service received from my lawyer. Is there a Handelsbanken conveyancing panel complaints department or do I complain directly to the law firm?
Complaining to Handelsbanken about their conveyancing panel is unlikely to yield much of a response. All solicitors and conveyancer must have a complaints procedure. You can get information from the solicitor’s or conveyancer’s website or ask at their office. They must tell you about it if you ask.

The Legal Ombudsman will make sure that your complaint is addressed by the solicitor. It can also advise you how to complain.

If a licensed conveyancer does not have a complaints procedure or will not tell you about it, contact the Council for Licensed Conveyancers (CLC), which will make sure that your complaint is properly dealt with by the conveyancer. Please see below for more information.

I recently had an offer accepted on a house. My financial adviser suggested a solicitor I paid an upfront payment of 200. Soon after the conveyancers contacted me to say that they were not on the Handelsbanken conveyancing panel. Am I right in thinking that I should be due a refund?
You should be able to recover this from the law firm if they were not on the Handelsbanken panel. They should have asked at the outset which lender you were obtaining a mortgage with. An important lesson to readers of this site is to check that the lawyers are on the appropriate lender panel.
