My IFA has asked me for my law firm’s panel member for the Handelsbanken conveyancing panel. What is the best way to find this out. I have e-mailed my local Handelsbanken office but they cant find it on their system.
You are best placed to get this information from your conveyancing lawyer. They should have a central record lender panel numbers including the Handelsbanken panel reference.
Can you clarify something for me?. My lawyer is not to blame but, the conveyancing for my house purchase has been going on for months. The Local Authority Search from Handelsbanken was dated random date and we have agreed a date for me to move into the property on Tues etc. My solicitor says that as she is on the Handelsbanken conveyancing panel she needs to reorder the searches as they are now out of date.
A precondition to being on the Handelsbanken approved panel is to comply with the CML Handbook requirements (last updated for this lender on Handelsbanken)which states that a local authority search be not more than 6 months old. You should nevertheless ask your lawyer to check whether something called ‘search validation’ indemnity insurance is acceptable to Handelsbanken.
Having used your search tool I can't find the lawyer I was hoping to instruct as being on the Handelsbanken conveyancing panel. My lawyer has said that they are on the Handelsbanken approved panel. How can I be sure given that they are not listed on your directory?
Not all firms are yet listed on our lender panel search tool which is still relatively new. Law firms are listing on a daily basis and it is probably the case that your lawyer is on the Handelsbanken conveyancing lawyer and you should probably take them at their word. Please do feel free to suggest that they completing their listing on our site as it would only cost them £1 a month to list themselves as being on the Handelsbanken solicitor panel.
My uncle passed away 10 months ago and as sole heir and executor was left the property. The house had a small mortgage remaining of approximately £5k. I want to transfer the title deeds into my name whilst I re-mortgage to Handelsbanken , pay off the mortgage etc. Is this allowed?
If you intend to re-mortgage then Handelsbanken will insist on your using a conveyancer on the Handelsbanken conveyancing panel. This will help you to understand the registration process behind changing the details re the registered title. in your case it would appear that you are effectively purchasing the property from the estate. Your Handelsbanken conveyancing panel solicitor pays the new mortgage money into the estate, the estate pays off the old mortgage, the charge is released and you become the owner and the Handelsbanken mortgage is registered as a charge at the Land Registry.

As your lender is Handelsbanken your lawyer must to check the Handelsbanken conveyancing instructions contained in the Part of CML Handbook for Handelsbanken . The CML Handbook contains minimum requirements for solar panel roof-space leases, and solicitors are required to report to Handelsbanken where a lease does not meet these requirements. The requirements relate to the installation of panels on properties in England and Wales. Requirements for Scotland are due in the near future.

You can also use our search tool at the top of this page to search for a lawyer on the Handelsbanken conveyancing panel based on location. Although you do need to retain the services of a lawyer they dont need to be on the Handelsbanken panel. You will need a solicitor to draw up the transfer and to deal with the Land Registry formalities. The only thing you need to consider is that by selling at an undervalue so ask your lawyer about the implications. There could be an inheritance tax issue if you die within 7 years of this. As the property is your main residence you need not pay CGT but you should speak with your accountants in any event.
