According to a recent survey report by the solicitors regulator three quarters of solicitor practices had been removed from a lender panel. The most common reasons in order are :

Our conveyancer has uncovered a defect with the lease for the flat we are buying. The other side have offered defective title insurance as a workaround. We are content with insurance and will pay for it. Our lawyer says that as he is on the Handelsbanken conveyancing panel he must check that the lender is happy with this solution. Are we the client or is Handelsbanken?
Just because you have a mortgage offer from Handelsbanken does not mean to say that the property will be meet their requirements for the purposes of a mortgage. If you intend to re-mortgage then Handelsbanken will insist on your using a conveyancer on the Handelsbanken conveyancing panel. For 5 years I had a mortgage with Handelsbanken. My grandfather retired last week and wants to pay off my mortgage. After Handelsbanken is paid, I want to transfer the property to my mother's name; How long does the process take? Do we need two separate solicitors on the Handelsbanken conveyancing panel? I do not intend to live at the property once the Handelsbanken mortgage is discharged.
Although you do need to retain the services of a lawyer they dont need to be on the Handelsbanken panel. You will need a solicitor to draw up the transfer and to deal with the Land Registry formalities. The only thing you need to consider is that by selling at an undervalue so ask your lawyer about the implications. There could be an inheritance tax issue if you die within 7 years of this. As the property is your main residence you need not pay CGT but you should speak with your accountants in any event.
My offer was accepted on a property on the 12th March 2014, valuation was booked five days after, all came back fine. Solicitor appointed, so all that was missing was my mortgage offer. Having made daily calls to Handelsbanken and chasing them on my offer I have now been told that my offer will not be issued unless the lawyer is on the Handelsbanken conveyancing panel. Can the lender hold off the offer?
Mortgage companies tend not to not issue an offer until they have details of a lawyer on their panel. It can take a few weeks for Handelsbanken to deal with your lawyers application to be on the Handelsbanken conveyancing panel. There's no guarantee that your solicitors will be accepted.
