Our service is a directory service for firms who wish to be listed as being on the approved conveyancing panel for Tesco Bank. We don’t recommend any particular firm.
  • Do I need to visit the offices of the Tesco Bank conveyancing panel solicitor to execute the legal charge? If so, I will choose one who does conveyancing in so that I can pop in to their offices when needed.
As opposed to ten years ago, most lenders no longer require their conveyancing panel solicitor to witness the borrowers signature. You will still be obliged to provide ID Documents and there are still distinct advantages to using a local solicitor, in your case a conveyancing solicitor in.
  • I am looking for conveyancing quotes online. Can I be sure that all the firms that are listed on your site are on the Tesco Bank conveyancing panel?
The law firms listed on our site have advised us that they are on the Tesco Bank panel and agreed to advise us to take down their listing in the event of removal off of the Tesco Bank panel. To date we have not been informed by either a lender or a member of the public that the data about a specific firm being on the Tesco Bank conveyancing panel is incorrect.
  • Your search tool is useful but there are many lawyers listed near London on the Tesco Bank conveyancing panel. Can you recommend a specific firm on the Tesco Bank approved panel?
We do not recommend specific firms as the right firm for you depends on where your priorities lie. For example you may require a local firm with local knowledge or you might be looking for the low cost conveyancing. We recommend that you speak to 3 or 4 lawyers listed before you make your choice..
  • Do all the firms listed on your search have online case tracking as I understood that this was a condition of being on the Tesco Bank solicitor panel?
No. There is no UK Finance Part 2 or Building Society Association requirement relating to online case tracking. Some law firms operate such technology and some don't.

Unusual conveyancing

  • I am remortgaging my house does my lawyer have to be on the Tesco Bank Conveyancing panel?
There is nothing to stop you using your solicitor but Tesco Bank will insist on their interests being represented by a firm on their conveyancing panel. There is much more potential for delays and confusion with two solicitors involved, and it will undoubtedly be more expensive too.
  • I am selling my house. Does my solicitor have to be on the Tesco Bank conveyancing panel in order to deal with paying off my mortgage?
Ordinarily, even if your lawyer is not on the Tesco Bank conveyancing panel they can still act for you on your sale. it might be that the lender will not release the original deeds (if applicable and increasingly irrelevant) until after the mortgage is paid off. You should speak to your lawyer directly before you start the process though to ensure that there is no problem as lenders are changing their requirements fairly frequently at the moment.
  • My conveyancers in London have advised me that no longer have my conveyancing file. At the time of my purchase I took out a mortgage with Tesco Bank. Is it case that being on the Tesco Bank conveyancing panel they need to have retained the file for a number of years?
It very much depends from lender to lender but many of the Terms and Conditions of Conveyancing Panel Appointment require the file to be held for a period of 6 years. That being said we have not seen a copy of the Tesco Bank Conveyancing Panel Terms. It might be worth you contacting Tesco Bank directly.
  • I am attempting to get my ex-husband taken off the mortgage deeds. Can Tesco Bank really tell me which solicitor I can or can not use?
You can use any solicitor you like but Tesco Bank then has the right to appoint a different solicitor to act for them at your expense. It might be more cost effective and quicker to instruct a lawyer who is on the Tesco Bank solicitors panel
  • I was scheduled to complete on my first house yesterday. My solicitor is on the Tesco Bank conveyancing panel but has changed address in the past couple of months and had not advised Tesco Bank of their new address. Tesco Bank is now refusing to release my funds as the information from the solicitors isn't correct.
This is a rare situation indeed. The majority of lender Terms of Conveyancing Panel Appointment specifically oblige the solicitor to inform the lender of an address change. Your solicitor needs to treat this with the utmost urgency. Do speak with or register your concern with the senior partner (assuming he or she is not your direct lawyer). Most lenders would be reasonable in this situation and expedite the resolution of this issue. It may be prudent to enlist the help of your local Tesco Bank branch or your mortgage broker to see if they can assist.
  • My uncle passed away last year and as sole heir and executor was left the house. The house had a small mortgage left on it of around £8000. I want to transfer the title deeds into my name whilst I re-mortgage to Tesco Bank, pay off the mortgage etc. Is this allowed?
If you intend to re-mortgage then Tesco Bank will insist on your using a conveyancer on the Tesco Bank conveyancing panel. Here is link to the Land Registry online guidance around what to do when a property owner dies. This will help you to understand the registration process behind changing the details re the registered title. in your case it would appear that you are effectively purchasing the property from the estate. Your Tesco Bank conveyancing panel solicitor pays the new mortgage money into the estate, the estate pays off the old mortgage, the charge is released and you become the owner and the Tesco Bank mortgage is registered as a charge at the Land Registry.

  • We have a mortgage agreed in principle with Tesco Bank. Solicitors have been appointed? How long does it take for Tesco Bank to send the offer to our conveyancer

Is there anyway to cut out the solicitors to save us both money? My dad reckons back in the day he did a lot of it himself, just went into the land registry office and providing them with the info they needed himself
If you are getting a mortgage with Tesco Bank involved you will need to appoint a solicitor on the Tesco Bank conveyancing panel. We would not encourage you to both use the same solicitors' firm. There are clear conflict of interest issues and it's not going to make a huge difference to the speed of the overall process. You will need to appoint solicitors independently although you'll need to choose one on the Tesco Bank conveyancing panel. The solicitor represents both you and the Tesco Bank through the process.
  • I'm at the point of viewing houses and now considering a potential offer. Should I already have a conveyancer appointed at this stage? I will be getting a mortgage with Tesco Bank
It would be sensible to have your start your search soon rather than later. As you are getting a mortgage with Tesco Bank, ask your prospective lawyers check they are on the Tesco Bank conveyancing panel otherwise they can't do the mortgage legal work.

  • It is not clear whether my mortgage offer requires a lease extension. I have telephoned Tesco Bank on numerous occasions and told it wasn't a problem and they would lend. My solicitor - who is on the Tesco Bank conveyancing panel- telephoned and was told not they would not lend in accordance with their UK Finance Mortgage Lenders' Handbook minimum lease term requirements. Who do I believe?
As long as the conveyancer is on the Tesco Bank panel she or he must comply with the UK Finance Mortgage Lenders' Handbook requirements for Tesco Bank. Unless your lawyer obtains specific confirmation in writing that Tesco Bank will go ahead your lawyer has no choice but to refrain from exchanging contract and committing you to the purchase. We would suggest that you ask Tesco Bank to contact your lawyer in writing confirming that they will accept the remaining number of years left on the lease.
  • I recently had an offer accepted on a house. My mortgage broker recommended their conveyancers I paid an upfront payment of 175. Soon after the conveyancers contacted me to say that they were not on the Tesco Bank conveyancing panel. Am I right in thinking that I should be due a refund?
You should be able to recover this from the law firm if they were not on the Tesco Bank panel. They should have asked at the outset which lender you were obtaining a mortgage with. An important lesson to readers of this site is to check that the lawyers are on the appropriate lender panel.
  • Intending to buy a flat with a mortgage with Tesco Bank. I have received an online quote from a licensed conveyancer, which states: "There will be no charge for dealing with the Building Society if you are obtaining a mortgage". I take this to mean that there will be no additional fee if the solicitor is on the Tesco Bank conveyancing panel. I wanted to make sure it means there will be no additional fees for dealing with the mortgage.
They are simply saying that the cost for acting for the lender is included in the fee being quoted. It is worth you checking that they are on the Tesco Bank conveyancing panel
  • I have instructed a lawyer having checked that they are on the Tesco Bank conveyancing panel. Does my lawyer arrange the survey of the property? Or I've read lots of house buying,I note that they all recommend that you should get your house surveyed prior to buying it. When I asked my solicitor - who is on the Tesco Bank conveyancing panel - on this she said they don't do this and I need to contract an independent surveyor. Is that normal?
Tesco Bank will need an independent valuation of the property. Your lawyer will not arrange this. Usually Tesco Bank will appoint their own surveyor to do this, and you will have to pay for it. Remember that this is a valuation for mortgage purposes and not a survey. You may wish to consider appointing your own surveyor to carry out a survey or prepare a home buyers report on the property. It is up to you to satisfy yourself that the property is structurally sound before you buy it. If the survey or report reveals that building work is needed, you should tell your solicitor. You may wish to renegotiate with the seller. or Your lawyer will not organise the survey but they may be able to put you in touch with a local one that they recommend. RICS offers a find a surveyor service (just google it) where you can search for a qualified surveyor by postcode. As you are getting a mortgage with Tesco Bank you could contact your them to see if they have a list of approved surveyors.
  • My ex -wife's name is on the Tesco Bank mortgage of my property but not on the land registry. The apartment was transferred to me on our divorce many years ago by way of a sealed court order. Does my ex still have a say on the sale even though the land registry showing the property in my name alone? Will I be required to take her name of the Tesco Bank mortgage in order to sell?
In terms of the Tesco Bank mortgage, it is unusual that your ex-wife's name remains on the mortgage but not on the title. It is conceivable that this is an oversight on the part of your conveyancers to ensure that her name was removed or even an administrative error on the part of Tesco Bank in failing to update their data. In any event, it should cause difficulty providing her name no longer appears on the Land Registry title and you have a court order ordering that the property is transferred to you.
  • My offer on house has been accepted, but there is a chain. The vendors have offered on somewhere, but not been accepted yet, and have viewings of other properties booked. My conveyancing solicitor has been instructed. What should be my next step? When should I get the mortgage app going with Tesco Bank?
It is usual to have concerns where there is a chain as you are unlikely to want to be too out of pocket too early (mortgage application is approx £1k, then survey/valuation, conveyancing search costs, etc). First you should check that your solicitor is on the Tesco Bank conveyancing panel. As to the next stages this very much depends on the circumstances of your case, desire for this property and on the state of the market. In a hot mortgage some buyers would pally for the mortgage with Tesco Bank and pay for the valuation and only if it comes back ok would they pay their solicitor to press on with searches.
  • We are are buying a flat in your area. Conveyancing solicitors in your area need to be instructed. My agent suggested that we check that the conveyancer in your area is on the Tesco Bank panel. Is this right?
Not all your area conveyancing firms are on the Tesco Bank conveyancing panel. Use the above search tool to locate a your area conveyancing firm on the on the Tesco Bank panel.

UK Finance obligations

  • Please help. My lawyer is advising me that he is legally obliged to conduct a Local Authority search because the firm are on the Tesco Bank solicitor panel. Is my lawyer correct?
Unfortunately both you and your lawyer have little choice here. As you are taking a mortgage with Tesco Bank your lawyer has to comply with their conditions as set out in their version of the UK Finance Mortgage Lenders' Handbook. Your lawyer would have previously signed the Terms and Conditions of Tesco Bank's conveyancing panel appointment which obliges them to follow the UK Finance Mortgage Lenders' Handbook requirements last updated Tesco Bank. even if you were a cash buyer you would be ill advised not to carry out a local authority search.
  • I am buying a newly built flat and my lawyer is telling me that she has to reveal incentives from the developer as her firm is on the Tesco Bank conveyancing panel. I am on a tight deadline to exchange and I dont want to delay matters. Is my lawyer right?
You should not exchange unless you have advised to do so by your lawyer. A precondition to being on the Tesco Bank approved panel is to comply with the UK Finance Mortgage Lenders' Handbook requirements (last updated for this lender on Tesco Bank). The UK Finance Mortgage Lenders' Handbook requires that your lawyer have the appropriate Disclosure of Incentive form completed by the developer and accepted by your lender.
  • Our lawyer has identified a defect with the lease for the property we are buying. The other side have suggested title insurance as a solution. We are happy with insurance and will pay for it. Our solicitor says that as he is on the Tesco Bank conveyancing panel he must check that the lender is happy with this solution. Are we the client or is Tesco Bank?
The short answer to your last question is that, notwithstanding the potential for a conflict of interest, you and Tesco Bank are the client. A precondition to being on the Tesco Bank approved panel is to comply with the UK Finance Mortgage Lenders' Handbook requirements (last updated for this lender on Tesco Bank). The UK Finance Mortgage Lenders' Handbook conditions require your lawyer to disclose issues such as defects will the lease so that Tesco Bank can be afforded the opportunity to check with their valuer as to the extent that the value of the property is affected. Should you refuse to allow your lawyer to make the appropriate notification then your lawyer will have no choice but to discontinue acting for you.
  • Can you clarify something for me?. For no fault of my lawyer but, my purchase conveyancing has been going on for months. The Local Authority Search from Tesco Bank was dated random date and we have agreed a date for me to move into the property on 6 months + 3. My solicitor says that as she is on the Tesco Bank conveyancing panel she needs to redo the searches as they are now out of date.
One of the many conditions to being on the Tesco Bank approved panel is to comply with the UK Finance Mortgage Lenders' Handbook requirements (last updated for this lender on Tesco Bank)which states that a local authority search be not more than 6 months old. You should nevertheless ask your lawyer to check whether something called 'search validation' indemnity insurance is acceptable to Tesco Bank.
  • We are nearing an exchange and my parents having sent the 10% deposit to my lawyer. I am now advised that as the deposit has not come from me my lawyer needs to disclose this to my lender Tesco Bank. Apparently, being on the Tesco Bank conveyancing panel and acting on their behalf he must inform Tesco Bank if the balance of the mortgage advance is not just from me. I informed the bank about my parent's contribution when I applied for the mortgage so is it really necessary for him to raise this?
Your lawyer is obliged to check with Tesco Bank to make sure that they are aware that the balance of the purchase price is not from your own funds. Your solicitor can only report this to Tesco Bank if you agree, failing which, your lawyer must cease to continue acting.
  • We are due to exchange on the purchase a house but as a result of damage from the recent storms I have agreed compensation from the seller of £3k approx by way of a reduction in the price. This was going to be dealt with as part of the conveyancing process but my mortgage company Tesco Bank will not agree to this. Why was Tesco Bank even consulted?
Your lawyer being on the Tesco Bank conveyancing panel is duty bound to inform Tesco Bank of any changes to the purchase price. If you were to refuse your lawyers to disclose the reduction to Tesco Bank then they would have to discontinue acting for you and Tesco Bank.
  • My son is buying a new build apartment with a mortgage from Tesco Bank. His lawyer has said that there is a delay in completing the 'Disclosure of Incentive Form'. Who needs to receive the form?
The form is intended to provide information to the main parties involved in the transaction. Therefore, it will be provided to your son's lawyer who should be on the Tesco Bank conveyancing panel as a standard part of the process, and to the valuer when requested.

The Developer will be required to start the process by downloading the form and completing it.

The form will therefore need to be available for the valuer at the time of his or her site visit. The form should be sent to the Tesco Bank conveyancing panel solicitor as early as possible, in order to avoid any last minute delays, and no later than at exchange of contracts.

Panel membership

  • My lawyer is not on the Tesco Bank Conveyancing Panel. Can I still use my preferred solicitor even though they are not on the Tesco Bank panel?
The most common options here are as follows:
    1. Complete the purchase with your existing solicitors but Tesco Bank will need to instruct a lawyer on the Tesco Bank conveyancing panel. This will result in additional cost and potential delay.
    2. Get a new solicitor to act in the purchase, obviously checking they are on the Tesco Bank conveyancing panel.
    3. Urge your lawyer to apply to join the Tesco Bank lender panel
  • Is there a reason why all solicitors are not on the Tesco Bank Conveyancing panel?
Tesco Bank and other lenders normally restrict either the type or the number of conveyancing firms on their panel. A common example of such restriction(s) being that a firm must have two or more partners. In addition to restricting the type of firm, some have decided to limit the number of firms they use to represent them. You should note that Tesco Bank have no responsibility for the quality of advice provided by any member of Tesco Bank Conveyancer Panel. Mortgage fraud was a key driver in the rationalisation of conveyancing panels a few years ago and whilst there are differing views about the extent of solicitor involvement in some of that fraud. Statistics from the Land Registry reveal that thousands of law firms only carry out one or two conveyances a year. Those supporting conveyancing panel cuts ask why law firms should have the right to be on a Lender panel when clearly, Conveyancing is not their speciality? To put it another way; would you want a conveyancing solicitor to represent you if you were charged with a crime; probably not.
  • Is the fact that my solicitor is not on the Tesco Bank Conveyancing panel that there is a problem with the standard of his work?
That would more than likely be a wrong assumption to make. There are all sorts of perfectly reasonable explanations. A recent report by the solicitors regulator indicated 76% of law firms surveyed had been removed from at least one lender panel. The most common reasons for removal are: (1) lack of transactions (2) the lawyer is a sole practitioner (3) as part of the HSBC panel reduction (4) regulatory contact by SRA (5) accidental removal. If you are concerned you should simply call the firm and ask them why they are no longer on the approved list for Tesco Bank.
  • My mortgage broker has asked me for my solicitor's panel member for the Tesco Bank conveyancing panel. How do I find this out. I have tried my local Tesco Bank branch but they don't know it.
You are best placed to get this information from your conveyancing lawyer. They should have a central record lender panel numbers including the Tesco Bank panel reference.
  • I am getting a mortgage with Tesco Bank. I intend to use a Licensed Conveyancer. Does the Tesco Bank Conveyancing panel include Licensed Conveyancers
Tesco Bank's conveyancing panel is, like many other lenders associated to the Council or Mortgage Lenders or BSA, open to Licensed Conveyancers regulated by the CLC.
  • We are buying a 1 bedroom flat in London with a mortgage from Tesco Bank. We have a solicitor but Tesco Bank says he's not on their "panel". We have to appoint one of the Tesco Bank panel solicitors or keep our solicitor and pay for one of their panel ones to represent them. This seems very unfair; is there anything we can do?
No, not really. The mortgage offered to you is subject to its terms and conditions, one of which will be that lawyers will on the Tesco Bank conveyancing panel. Until recently, most lenders had large numbers of law firms on their panels: a borrower could choose one for themselves, as long as it was on the lender's panel. The lender would then simply instruct the borrower's lawyers to act for the lender, too. You can use your lender's panel lawyers or you could borrow from another lender which does not restrict your choice. Another option that might be available is for your lawyer to apply to be on the conveyancing panel for Tesco Bank
  • A solicitor I had intended to instruct on a remortgage said she would charge more if my lender is because of their difficult processes! Will I regret using Tesco Bank? Any comments will be appreciated
Tesco Bank conveyancing requirements for their panel are no better or no more complicated than most lenders. It is the case now the UK Finance Mortgage Lenders' Handbook, the "bible" used by solicitors to establish lender requirements, is different for each lender. It is not clear if your lawyer is on the Tesco Bank conveyancing panel. If they are not, this does add further risk of delay as Tesco Bank will appoint their own solicitors to look after their interest.
  • I have been advised by my broker that I have to pay Tesco Bank fees if I use my own solicitor. How good are the Tesco Bank conveyancing panel solicitors? I'm happy to use any solicitor in the country TBH as long as they're good and reasonably priced. Are there any Tesco Bank conveyancers you'd recommend?
Tesco Bank's conveyancing panel is pretty large so your best bet is just to check with the firms you are getting quotes from whether they are on it. You can search by postcode on the search tool on this site to find solicitors that Tesco Bank will allow to act for them.
